Project Overview
Ice Beach is a distinctive beachfront residential development on Al Marjan Island, Ras Al Khaimah, conceived as an architectural gateway between the island and the Arabian Gulf.
The development is defined by two towers connected by a dramatic bridge element, forming a monumental portal that frames views toward the sea. Inspired by the geometry, transparency, and crystalline character of ice, the project translates its central concept into a contemporary architectural identity that extends from the building’s form to its lifestyle and recreational spaces.
Comprising 608 residences, Ice Beach combines apartments, duplexes, and exclusive Sky Villas with retail, leisure, wellness, and recreational facilities, creating an immersive waterfront destination.
Goals & Objectives
The vision for Ice Beach was to create more than a residential development. The project was conceived as a recognizable destination with a strong identity capable of responding to its prominent position on Al Marjan Island.
A key objective was to maximize the site’s relationship with the Arabian Gulf while creating a memorable architectural gateway. The development also needed to accommodate a substantial residential program alongside diverse lifestyle amenities without compromising the clarity of the overall concept.
The ice-inspired theme was envisioned as a unifying element, creating a consistent experience across the architecture, landscape, retail, leisure, wellness, and recreational components.
Challenges
One of the primary design challenges was translating the abstract qualities of ice into architecture without compromising the functionality of a large-scale residential development.
The project also required the integration of 608 residential units across multiple typologies while maintaining desirable views, efficient circulation, and access to shared amenities. The prominent waterfront location called for an architectural response that could establish a strong presence while remaining closely connected to the surrounding sea and landscape.
Another key consideration was ensuring that the ice and snow concept extended beyond the exterior expression to create a cohesive experience throughout the development.

Design Solutions
Bayaty Architects developed the project around the idea of a gateway to the sea. Rather than treating the two towers as independent volumes, they are composed as a single architectural statement, with the connecting bridge creating a large-scale portal that frames the Arabian Gulf and gives the development an immediately recognizable silhouette.
The geometry of ice informed the architectural language. Fragmented cubic volumes, transparent surfaces, and crystalline forms break down the scale of the towers while creating a dynamic composition that changes according to viewpoint, daylight, and illumination.
Transparency plays an important role in connecting residents with the waterfront. Glazed façades open the residences toward surrounding views, while the project’s lighting strategy brings another dimension to the architecture after sunset.
The concept continues beyond the façade. Retail, leisure, wellness, and recreational areas incorporate the ice and snow theme to create a more immersive environment, ensuring that the project’s identity is experienced throughout the development rather than expressed solely through its exterior form.
