The design of this residential project, emphasizes two points: Efficiency and Privacy. However what is peculiar about the location is its proximity to Al-Bateen Executive Airport. This means that no openings were allowed from the northeast side, southeast side, or Northwest. This leaves only the southwest side to have a view. The design is composed of 3 masses aligned perpendicular to the Airport side, and parallel to one another.
In order to avoid openings to the sides, a special arrangement of the unit layout is employed, with an L-shaped configuration. In this way security and privacy were maintained by having the unit open towards a light well, that is protected from outside by a wall.
